Experience High Country living at its finest in our enchanting private hilltop chalet. This three-story home boasts 4 bedrooms, 3 bathrooms, a gourmet kitchen, a wood stove fireplace, and floor-to-ceiling windows with stunning mountain views. Relax and unwind on our sprawling 20-acre lot surrounded by nature and the Rocky Mountain range. Our rustic cottage is the perfect place for an unforgettable and tranquil getaway.

Interaction

We're here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You will be able to self-check in upon arrival. We are happy to assist via phone or through the booking site before, during, or after your stay.

If you have any concerns, our customer support team is available 24/7/365. If there is any kind of mechanical issue with the home, please reach out to us first barring any kind of emergency. We will do our best to respond promptly and resolve any issues you may have.

Once a week, one of our team members will stop by the property to put out the trash cans, replenish our supplies, and/or restock sheets and towels. They will NOT enter the home. They have access to the garage or shed with a code. This day may or may not fall during your stay.

Access

For your convenience and security, the front door of the house is equipped with a smart lock to provide seamless access to the home.

During your stay, you will have full access to the house, except for one of the garages, which may occasionally be used by the cleaning staff or the owners. Rest assured that your privacy will not be disturbed in any way during your stay.

***IMPORTANT***
Please be advised that this home is located on a rural road on an elevated property. All guests must have 4-wheel drive or all-wheel drive vehicles are required to access the home, especially in the winter and during rough weather conditions. We are not responsible for vehicles getting stuck or having issues accessing the property. Thanks for your understanding!

During Summer - It is uncommon for mountain homes to have AC. The home does not have AC but has various windows that can be opened with ceiling fans in the bedrooms and living areas.

During Winter - Winter snowfall can vary during the winter months. For guests staying from late October through late April, AN AWD OR 4WD VEHICLE IS REQUIRED. Most winter storms will provide about 5" of snow at one time. Our driveway is steep and can be problematic for cars not properly equipped to handle snow. The neighborhood roads and driveway are regularly plowed as needed during the winter months.

During icy, wet, or slippery weather conditions, please use extra caution when walking on the exterior stairs, patio deck, and on walkways. We are not responsible for any injuries or accidents resulting from slips or falls on the property. However, we will do our best to keep the driveway, stairs, and home entrances cleared and safe for all of our guests.

LIVING AREA:
As you enter, you'll be greeted by a beaming sunroom with lofty vaulted ceilings and bench seating–the perfect spot to settle with your morning coffee or favorite book. The entry leads to the living room, featuring cushy sectional seating, a 65" widescreen smart TV, with a freestanding wood-burning fireplace as the centerpiece. A new LG washer/dryer set is conveniently located on this floor, stocked with basics to refresh your wardrobe. Gather with friends and loved ones for games and conversation, or simply bask in the beauty of the peaks and alpines outside your door. This space is the perfect place to relax and unwind during your Rocky Mountain retreat.

KITCHEN:
Just off the living area, you'll find a well-equipped kitchen stocked with all the cooking essentials and tools you'll need to master your culinary craft. The brilliantly sunlit dining area features a 6-seat dining set with extra bench seating, and a 5-seat breakfast bar conveniently located nearby. Whip up meals quickly on the 4-burner gas stove top oven, or become your own barista with the espresso machine. This fully-equipped kitchen has everything you need to create delicious meals for your group, whether you're cooking up a gourmet feast or just making a quick brew. Enjoy the bright and sunny atmosphere as you cook and dine in this spacious and inviting space.

MAIN FLOOR:
Rounding out the main living area are two spacious bedrooms and a shared hall bathroom. The first bedroom offers a comfortable king bed with cottage linens, built-in closet space as well as a cozy chair that converts into a twin-sized bed. The secondary bedroom features a spacious king bed, closet space, and a wood wardrobe for extra storage. The convenient hall bathroom is fitted with a large vanity with stone counters and a tub/shower combo. Basic toiletries are provided for added convenience.

LOFT:
Stay on top of your tasks during your visit while still enjoying the beauty of the outdoors in our A-frame loft office. The large wood desk with a balance ball chair is equipped with a vintage banker lamp and an extra monitor to expand your desktop workspace. Take a break on the loft futon between calls and emails.

The loft master bedroom features a king bed, and an additional twin for added sleeping space. This bedroom boasts vaulted ceilings trimmed with wood beams, breathtaking alpine views, a spacious 3-piece ensuite bath, and a 60” widescreen Smart TV. This lovely retreat is the perfect place to relax and unwind after a day of adventure.

LOWER LEVEL:
The lower floor bedroom is perfect for kids and solo travelers with two bunk beds–one twin over twin set and a twin over queen set. A full 3-piece bathroom with a stone vanity and bath/shower combo is located across the hall. Quality towels and travel toiletries are provided for your convenience.

Finishing the lower floor is access to a single car garage and multiple closets to store your outdoor equipment and gear.

OUTDOOR SPACE:
Relax and take in the stunning mountain views from the comfort of our spacious outdoor patio. Sip on wine or a warm beverage while enjoying the beauty of the surrounding landscape. When it's time to eat, fire up the grill and enjoy a delicious meal with the picturesque mountain range as your backdrop. Additional picnic seating is available for those who want to dine al fresco among the towering evergreens. Please be advised the hot tub is no longer operational. Some patio furniture will be put into storage for the winter months.

Transit

The house sits at roughly 10,000 ft elevation and cell service may be spotty in the mountains. To ensure that you have access to important information, it is best to have a screenshot or printout of your check-in instructions and directions to the property.

No Smoking or Vaping: Smoking or vaping of any substances inside the home, including tobacco products and cannabis/marijuana, is not allowed. Violations will result in a minimum fine of $500. 3. Transaction & Cancellation Fees: When booking through our website or VRBO, please note that a payment processing fee of 3.9% of the total booking amount will be applied. This fee covers the cost of online credit card transactions and is charged by our payment processing provider, Stripe. It's important to note that this fee is non-refundable and will be included in the total booking cost. We recommend reviewing Stripe's terms and conditions for additional details on their transaction fees and policies. By completing a booking, you acknowledge and accept this payment processing fee. Please be aware that all cancellations, regardless of the reason, will incur a 3.9% cancellation fee. This fee is to cover the credit card payment processing cost incurred to facilitate your booking. It's essential to clarify that this fee is not for profit but rather to cover processing expenses. 4. Registered Guests Only: All overnight guests must be approved in advance through the booking process and paid for at least 24 hours before check-in. If this requirement is not met, unauthorized guests will not be allowed to enter the property. Please note that failure to comply with this rule means that unregistered guests will not be granted access to the property, and no refunds will be provided. In addition, unregistered guests may be subject to fines of $100 per guest, per night. 5. Noise and Quiet Hours: Please ensure a peaceful environment both inside the home and on the property. Avoid excessive noise during quiet hours, which are in effect between 10 PM and 6 AM or in accordance with local ordinances. 6. Respectful Behavior: Please treat the home, neighbors, and neighborhood with respect at all times. 7. No Third-Party Bookings: Property information will only be provided to the account holder of the reservation. Third-party bookings are prohibited. 8. Pet Policy: Pets are not allowed unless explicitly mentioned as permitted in the listing. If permitted, pets must be registered and indicated in the reservation at the time of booking. Failure to register pets will result in a fine of $300 per pet. For the comfort and cleanliness of all guests, please note that pets are not allowed on beds or furniture due to the difficulty of cleaning pet hair. Additionally, guests are responsible for promptly cleaning up after their pets, including disposing of any dog waste. 9. Check-Out Time & Unauthorized Late Checkouts: Check-out is at 11 AM. A 15-minute courtesy window is provided, after which a $50 charge applies, with an additional $50 for every half-hour after 11:30 AM. Guests must adhere to the agreed check-out time specified in their booking reservation. Unauthorized late checkouts may incur fees to cover cleaning disruptions and potential inconvenience to incoming guests. To avoid such fees, please request and obtain host approval for a late checkout in advance. Hosts may enforce these fees as necessary to ensure a smooth transition for all guests. 10. Cleaning Fees: Excessively dirty homes may incur additional cleaning fees ranging from $200 to $400, excluding any damages. 11. No Shoes on Carpeted Areas: Please avoid wearing shoes on the carpeted areas. Kindly remove your shoes before stepping on the carpets. 12. Reporting Damages: Report lost or damaged items immediately to your host. Guests are responsible for damaged items during their stay. 13. Liability: The owners are not responsible for accidents, injuries, or illness that occur on the premises or its grounds. 14. Personal Belongings: The hosts and homeowners are not responsible for the loss of personal items or valuables of the guest. 15. Local Guests: If you are booking a property within 30 miles of your residence, please contact us directly before booking, providing a reason for your reservation. This is to prevent disruptive parties and unauthorized events. 16. Security Cameras: Exterior cameras may be installed outside for safety and security purposes. There are no cameras inside the home. 17. Emergency Contacts: For health emergencies, call 911. For property emergencies, contact us through your booking app or call/text us 18. Host/Owner Cancellation: AirSimplicity LLC or the property owner reserves the right to cancel reservations at any time. In such cases, guests will be notified immediately, and all payments will be refunded in full (minus the 3.9% credit card processing fee). In the event of a cancellation initiated by the host or owner, AirSimplicity LLC will make reasonable efforts to find alternative accommodations for the guest. 19. Limitation of Liability: AirSimplicity LLC and its owners will not be held liable for any losses or damages incurred by the guest due to a cancellation, other than the return of all payments made by the guest. 20. Violation Consequences: Violations of these rules may result in immediate termination of the reservation without a refund. 21. Assumption of Risk: By accepting this reservation, guests assume the risk of any harm arising from their use of the premises. Great for a family retreat! Everyone has their own space with perfect areas for everyone to gather together also. Beds were comfortable and the house was well laid out. We cooked everyday and the kitchen was stocked with all the necessities. However, the kitchen was a little tight and only two or three people in the kitchen at one time was manageable. The town of Fairplay has a few good restaurants and we enjoyed fishing in the local streams. Overall, our large family and dog Ranger loved our stay.

The house is beautiful and secluded with gorgeous views! Unfortunately, there were swarms of mosquitoes outside so we did not get to enjoy the outdoor porch and other outdoor activities. When coming and going from the house or getting in and out of your car.. It was a mad dash to avoid letting mosquitoes in.
We purchased more toilet paper because there were only 2 extra rolls for a family of 5 with a week long stay.
The pillows weren’t the best, so I recommend taking your own.
Lots of kitchen plates, cups, utensils, etc. however, a lot of them had a film on them. So we washed before use.
Shower/tub on the main floor doesn’t drain very well. So you end up standing in ankle high water.
The couch in the living room is very comfortable and spacious.
If you have young kids, they have tons of toys and puzzles for them to play with.
There is plenty of space for a large family to spread out.
Washer and dryer work great. Laundry detergent, softener, and dryer sheets are all provided.
